Zara Residential are a leading student property company offering first class accommodation to students through the North of England.

Site Conditions

The site is a 4 story student accommodation in the heart of Newcastle, Tyne and Wear. The building had an old unreliable traction lift with manual landing doors and car gate which was installed around 1975. The lift is heavily used but due to its age and condition it was proving to be unreliable and was not effective to the managing agents of the building.

Work Undertaken

Our lift team surveyed the lift and recommended that a complete electrical upgrade and lift modernisation / refurbishment solution should be carried out which would include new lift controller, shaft wiring and positioning equipment as well as overhauling the existing hoist motor and gearbox.

During our survey we identified an issue with the access to the lift machine room and the fact that the access was restricted due to the design and construction of the entry ladder.

We contacted our German partner who provide a high quality lift modernisation / refurbishment solution which delivers superb reliability.

The issue with the restricted access was relayed to our supplier who designed and constructed a bespoke control panel that provided us with ease of access into the restricted space.

The works were fairly straight forward so we were able to offer our client a cost effective solution to refurbish and modernise their lift equipment to a very high standard.

In order to improve the aesthetics of the lift car we decided that a lift car re-line would be beneficial to give the lift a more modern feel to complement the modernisation / refurbishment works.

 

Project Delivery

From receiving our client’s instruction to proceed with the lift modernisation / refurbishment works we managed to source and procure all of the equipment ahead of schedule (20 days from Germany).

From commencing on site to completion and handover the complete project took 15 days with the minimum of disruption to the residents of the building.

By using our approved contractor, we completed the lift car re-line to a very high standard, giving a high gloss finish coupled with modern car lighting.

Due to the short lead times and quick installation process, the project started and finished ahead of schedule and well within our clients allocated program and budget much to everyone satisfaction.

The client was very impressed with the speed of delivery and installation of this project by UK lift and Escalator Company Ltd.

Results

The lift is now fully operational and it experienced zero breakdowns or issues thus saving the client valuable resources upon completion.

Due to the equipment we have installed, the lift can now be remotely monitored from our head office or from our clients own PC resulting unnecessary visits to site.

The lift has several energy saving features incorporated within the control package to save the client both power and money.

Although the actual unit is very old our lift modernisation / refurbishment works and the lift car re-line give a real feeling of modern new lift. As such the client and end users have every confidence in the works carried out.

The lift modernisation works have resulted in an unreliable lift being brought up to modern safety standards coupled with excellent reliability.
